The SBRd BIM Coordination process involves Clash Detection reports, Constructability reviews, virtual and/or personal Coordination meetings with architects, engineers, consultants, construction manager(s) and sub-contractors. SBRd is fully capable of organizing and running the Coordination phase of a construction project. We already have led modeling and coordination efforts on some projects. Individual project schedules, Gantt charts, email alerts, documentation hosting, RFI logs, and project specific group contact lists are all smoothly integrated into one easy to use, easy to access site. Once the BIM Models for all disciplines are accurately created, SBRd performs Clash Detection and generates customized Building Conflict Reports (BCR). Our staff works together with engineers, general contractors, and various trades to detect and resolve the design conflicts among construction elements before construction funds are ever spent. The coordination meetings are run, and BCRs are produced, using AVEVA/Autodesk packages. This software is the industry standard for precise collision detection and clash reports. Multiple CAD and/or BIM platforms can be imported into a single file, stripping down the base geometry to keep the file lightweight. We upload each BCR by trade for all parties to see, then document the issues and update the project schedules. We also supply hardware and software where a turnkey solution is necessary. For contractors, the “low hanging fruit” for return on investment include: - Improving construction costs by identifying and correcting clashes before the construction team is onsite - Increasing the chances of winning a project bid by showing thoughtful design approaches using the visualization techniques inherent in BIM-based renderings - Reducing the number of change orders, which reduces administrative expenses and processing time during construction - Allowing more fabrication to happen off-site, greatly improving yard management activities

Complex site logistics and installation phasing are some of many potential applications for visualization. Graphic representations, created to understand time-based processes, helps foresee conflicts and study potential solutions. 4D adds the time factor of the construction schedule to the 3D model. We can directly link each activity of a Gantt chart (generated in project management software such as Primavera or Microsoft Project) to the BIM. These animated models represent the planned construction sequence set against time. The main purpose of a construction phasing simulation is to provide a tool that will help the construction team visualize logistical issues or inefficiencies. The simulation exposes details such as out-of-sequence work, scheduling conflicts between multiple trades, “what if” scenarios, and macro-level construction phasing strategies – all in order to achieve the optimization of the construction schedule.

A three-dimensional project model removes the ambiguity and potential inconsistencies in project quantity estimations. The fifth dimension (5D) is cost, which is brought into the virtual building life cycle. A 5D estimate is a BIM linked to construction cost estimation through material quantities that are automatically generated from the data within the model. 5D Estimation improves budgeting, provides cost-loaded schedules, and displays multiple interactive forecasts to make agile comparisons. When the design is changed, cost adjustments are calculated in real time. This enables general contractors to help the owner improve design with value-engineering decisions.
